Owning and maintaining a property is a specialised business.  We offer a number of services that will help you with your investments, such as finding a tenant and managing the property.

Rent payments are carefully monitored and arrears are followed up diligently at all times. We have proven track record of receiving rent payments on time. Not only is the landlord happy with our services but also the tenant.
Rent is received from tenants in our trust account and at the end of the month. This is paid to the landlord less any expenses incurred. All income and expenses are recorded and a detailed monthly is sent to you along with payment confirmation.
We provide sourcing and screening process of potential tenants. We advertise, organise viewing and receive applications from prospective tenants. All prospective tenants are subject to thorough credit checks, employer checks and personal character checks. We also use our own tenancy agreements, which give our landlords a stronger position in the event of tenancy difficulties.
Bonds are legally required to be paid to the Ministry of Housing within 23 working days of receiving it. We collect 3-4 weeks bond and 1-2 weeks rent in advance at the start of the tenancy. Upon departure of the tenant, we conduct a final inspection with a detailed report and fair deductions are made where they are appropriate
In addition to status reports at the beginning and end of tenancy, we carry out inspections of your property every 3 months. We send you a comprehensive report with photos, our comments and recommendations. These frequent inspections are a requirement for insurance purposes.
In accordance with your instructions, we usually use contractors who work on quotation basis. We will give you details of the maintenance required and will pass on quotes for your authorisation. We always ensure that these repairs are cost-effective for you.
Are payable by the tenant on a user pays basis on all tenancy agreements. However, the dwelling must have a separate meter.
This would be the most important aspect. We know that when managing some ones property, you need to have clear understanding of the requirements of the landlord. We report and receive instructions using our best communication skills.
